Financial Management

Our strategy is to immediately analyze all of your service accounts for areas of expense reduction. One of the two Managing partners of our organization holds an insurance license in the State of New Jersey and New York. We are the only management company offering this level of expertise and understanding in terms of insurance. This is advantage to our clients regarding insurance process and procedure. This is effective when handling claims, or managing the annual bid process when insurance policies approach renewal. We have partnerships with multiple insurance agencies, which in turn have contracts with hundreds of property insurers.

  • Manage monthly billing of unit owners monthly for maintenance fees via electronic means or standard mail.
  • Coordinate initial financial review with the association’s Certified Public Accountant. If the association does not have a C.P.A., one will be provided.
  • Provide monthly customizable financial statements to the Board via e-mail or standard mail.
  • Construct a financial analysis consisting of recurring operating expenses and structural replacement costs, in budgetary format, on an annual basis.
  • Manage collections process and establish association procedures where required.
  • Manage annual condominium association tax preparation and independent financial statement.
  • Establish a practical financial strategy for the condominium association as required. Aggressively implement areas of cost reduction.

Financial management for you

The typical duties involved in financial management might be:

  • Collect assessments
  • Ensure bills are paid
  • Produce financial statements
  • Establish a draft budget for the board and implement budget policy
  • Ensure tax forms are completed and taxes are paid, as appropriate

I had to obtain a condo questionnaire and budget for a borrower's purchase application. I was told a check had to be mailed as they don't take credit cards. I had the borrower mail the check and followed up with Elizabeth G. as this was needed ASAP. She was such a sweetheart. She went above and beyond and sent me the condo info in trust the check would be rec'd. She got the check right after she sent me the documents.
