Site Management

While managing your sites we can offer the following:

  • Source, bid, and supervise all on site and recurring vendors for the property, as per the site’s requirements.
  • Obtain bids for and manage all special projects & service contracts
  • We formally inspect the property on a monthly basis & provide a written monthly inspection report to the Board.
  • We identify the life span of all structural items, calculate cost of replacement, and incorporate same into the current reserves and replacement analysis.
  • Act as authority and advisor regarding the association’s governing documents.

Managing and maintaning your property would be very important to us. The typical duties include:

  • Interview, hire, supervise and terminate association employees, when necessary
  • Negotiate contracts – with board approval
  • Inspect and maintain comment elements
  • Handle emergency situations

  • Inspect and maintain comment elements with diligent reporting and in-house property survey conducted By Property/Project Manager to depict a full report of your property with vivid photos, Cost projections and life expectancy. This report would require an alternate Budget for review with Proposed repairs/Improvements’ recommended by management for Board review.
  • Handle emergency situations as they arise with immediate turn around and full involvement from us.

I had to obtain a condo questionnaire and budget for a borrower's purchase application. I was told a check had to be mailed as they don't take credit cards. I had the borrower mail the check and followed up with Elizabeth G. as this was needed ASAP. She was such a sweetheart. She went above and beyond and sent me the condo info in trust the check would be rec'd. She got the check right after she sent me the documents.
